Whether you are an experienced landlord or are letting your property for the first time, George Turner Estates offers a comprehensive lettings and management service, tailor made to suit your needs.
These are detailed in our comprehensive Terms and Conditions (available with our free, no obligation market appraisal) and are summarised below for your information.
Tenant Find
George Turner Estates will:
- Provide a free, no obligation property market appraisal
- Give impartial guidance on letting your property
- Arrange for completion of an Energy Performance Certificate (EPC), if requested
- Prepare full colour marketing details
- Advertise your property as appropriate including a ‘to let’ board
- Provide accompanied viewings
- Reference prospective tenants including a rent guarantee via ‘Homelet’ (if relevant)
- Prepare the Tenancy Agreement, if requested
- Collect the Deposit monies and the first month’s Rent
- Arrange for completion of Gas and Electrical Safety certificates, if requested
- Arrange for the preparation of a Inventory and Schedule of Condition, if requested via an Independent Inventory Clerk
- Arrange a formal check in, if requested
- Arrange for registration of the Deposit under an approved scheme, if requested
- Renew the Tenancy, if required
- At the end of the tenancy, arrange for the Tenant to be checked out of the property, if requested
Tenant Find with Rent Collection
George Turner Estates will provide the services listed above and also provide the following ongoing financial service:
- Arrange for the monthly collection of rent
- Prepare a monthly statement of account
- Transfer net monies to the Landlord
Full Management
George Turner Estates will provide the services listed above and also:
- Hold keys for the property
- Undertake regular inspection visits to the property and advise the Landlord as required
- Arrange for any repairs and maintenance as required and as agreed with the Landlord
- Arrange to pay contractors as necessary and transfer net monies to the Landlord
- Keep an ongoing record of instructions relating to the property
