Selling your home – 5 simple steps
We will provide a free, no obligation, market appraisal of your property. We will take the time to listen to your plans and aspirations and we will give you impartial advice on selling your property.
We will explain our terms and conditions and answer your questions as fully as we can. If you choose to instruct us we will always write to you to confirm our instruction.
Step 2 The legal formalities These days selling your home is covered by numerous pieces of legislation including, amongst others, The Estate Agents Act 1979, the Property Misdescriptions Act 1996 and the Anti Money Laundering Regulations.
Also, we cannot begin marketing a property until we have received some key information from you which includes identification, your approval of the marketing details and an Energy Performance Certificate (EPC).
Step 3 Guidance to help you prepare your property to sell
Despite what some TV programmes may seem to imply, in our experience it is often unnecessary to spend large sums of money on refurbishing a property prior to sale.
Common sense dictates that a clean, tidy, well maintained and presented house is more likely to be attractive to buyers – although there are buyers who relish the challenge of a property which requires updating as they can do this to suit their own style and budget.
Either way we are happy to discuss this with you as part of our market appraisal and we can advise you on how best to present your property for sale.
Step 4 Marketing your property
We prepare full colour details of your property and once these are approved by you we ensure these are sent to purchasers registered with us and made available to anyone enquiring, as appropriate.
Nowadays, a significant number of our enquiries come via the web and we will market your property on our own website and via www.rightmove.co.uk , www.globrix.com and www.propertylive.co.uk.
We advertise regularly in the local press and we also advertise your property in our window. Our prominent position, opposite the Elgiva Theatre on the busy main road through Chesham ensures that we get noticed!
For sale board - a number of buyers drive around the area they want to live in to ‘get a feel’ for it so having a ‘for sale’ board is a significant benefit and we will arrange for this as part of our service. A board also acts as a convenient landmark for buyers who are viewing the property and who may not be familiar with the area, therefore allowing them to arrive stress free and on time for their viewing.
Step 5 Agree the sale up to completion of contracts
Once an offer has been received we will negotiate on your behalf to get the best result including consideration of price, whether there is a chain and if so how simple it is and consideration of timescales. Ultimately, of course, the decision as to whether you accept any offer is yours, but we aim to provide all the guidance and advice we can to help you make the right decision.
Once you've accepted an offer we'll pass on the good news to your buyer and complete a memorandum of sale which confirms the basis of the sale and introduces solicitors.
The buyer and their mortgage lender (if any) will then carry out any valuations and surveys required and the solicitors check that everything is as it should be with the paperwork. It’s quite normal for a few queries to be raised, so this stage can take a little while.
This is the point where we believe a good estate agent is worth their weight in gold. Agreeing a sale is one thing but following it through to a successful completion is something that we particularly pride ourselves on at George Turner Estates. It is quite easy for misunderstandings to occur and tempers to become frayed at this stage and we will do whatever we can to smooth the way forward.
Once the paperwork is ready you will exchange contracts and agree a completion and moving date, which is when the property legally changes hands and your sale is complete.
